- Head of Department role with General Manager scope, reporting directly to the Directors and Board
- Drive business development strategy and rent roll acquisitions
- Lead negotiations, due diligence and integration of new portfolios
- Lead and mentor 2 Property Managers and an offshore VA team of 5
- Own budgeting, financial reporting and profitability, reporting monthly to the Board
- Oversee compliance audits, CAV and BLA requirements and trust accounting
- Oversee VCAT matters and attend where required
- Improve systems, processes and property management software usage
- Lead onboarding of new properties and key landlord, tenant and stakeholder relationships
- Represent the group in conversations with potential investors
- Work with sales, projects and development teams to create cross selling opportunities
- Step into portfolio management when needed (leave cover, onboarding)
- 5+ years property management experience, with at least 3 in a senior leadership or Head of Department role
- Proven track record in business growth, BD and rent roll acquisitions, plus operational management
- Thorough knowledge of the Residential Tenancies Act and compliance frameworks
- Current Agent's Representative Certificate or full Real Estate Licence
- Experience issuing notices and attending VCAT
- Commercially sharp with budgets, reporting and profitability
- Confident presenting to investors, Directors and the Board
- Experience leading offshore or remote teams (highly regarded)
- Structured, process driven leader who coaches and develops people
- Australian driver's licence and current police check
- Salary up to $130k + Super, depending on experience
- Open to temp to perm for the right person
- Real authority over operational and strategic decisions within budget
- A seat at monthly leadership and Board meetings
