Property Manager | South Brisbane

Place South Brisbane is looking for an experienced Property Manager to join our growing team.
This is an opportunity to step into a hands-on Property Management role within a supportive, professional and high-performing office, managing a growing portfolio predominantly located throughout South Brisbane and the surrounding inner-city suburbs.
We are looking for someone who is confident managing all aspects of a residential property portfolio, delivers a high standard of service to landlords and tenants, and can manage their day effectively in a fast-paced environment.

The Role

As Property Manager, you will be responsible for the day-to-day management of your portfolio and maintaining strong relationships with both property owners and tenants.

Your responsibilities will include:

• Managing a residential property portfolio.
• Providing exceptional communication and service to landlords and tenants.
• Managing maintenance requests, repairs and contractor coordination.
• Monitoring and managing rental arrears.
• Conducting routine, entry and exit inspections.
• Managing lease renewals and tenancy documentation.
• Coordinating leasing activities and tenant applications.
• Completing condition reports and maintaining accurate property records.
• Managing tenancy disputes and preparing Tribunal documentation where required.
• Attending Tribunal hearings when necessary.
• Ensuring all properties are managed in accordance with current Queensland legislation and compliance requirements.
• Maintaining accurate information across PropertyMe, REX and associated systems.
• Working collaboratively with our Property Management, administration and sales teams.

Who We're Looking For

To be successful in this position, you will ideally have:

• 2+ years' Property Management experience.
• Strong working knowledge of Queensland residential tenancy legislation.
• Current Queensland Salesperson Registration.
• Current Queensland Driver Licence.
• Experience using PropertyMe, with a high level of proficiency preferred.
• Experience using REX or similar CRM systems.
• Excellent organisation and time-management skills.
• Strong written and verbal communication skills.
• A high level of attention to detail.
• Confidence managing landlords, tenants, contractors and tenancy matters.
• A proactive, solutions-focused approach.
• The ability to work independently while contributing to a strong team environment.
